Why is trash a major issue with tenants ? It’s theirs. They created it. Why can’t they just throw it away properly?
In Metro we have those fancy new plastic trash cans on wheels. They are picked up once a week by an automatic trash truck curbside. It’s supposed to be tidier, less messy. It’s also controversial. At least it has been with my tenants.
This is how I solved the problem.
“The trash service is free for you if you will roll your two trash cans up to the curb once a week,” I told them. ”
“Why should we have to roll the cans? ”
“Who else is going to do it?”
“We don’t think we should have to roll other people’s trash. Why can’t we have separate cans? Why should we have to take turns?”
Mercy. I feel more like a kindergarten teacher sometimes. Are these for real grownups?
I decided to use a little child psychology. “Okay, would you rather get the Complete Trash Package?”
“It’s the deluxe service where a regular trash truck will drive down the driveway and dump your trash for you manually.”
“Sounds good. How much is it?”
“Are you serious?”
“We’re considered a commercial account.”
It didn’t take my tenants long to work it all out without paying the $80 per month. Yep, they really have been taking turns and okay, maybe pushing two trash cans up the driveway once a week isn’t such a bad thing after all. It’s certainly a lot cheaper.
