A Green Student Avoids Student Housing Expenses

As much as I love Property Grunt, I have to disagree with him about this strange green student’s idea for saving on student housing….

Property Grunt is writing about a green college student’s solution to student housing.

It’s a tiny house on wheels graduate student Elizabth Turnbull plans to take with her to Yale.

She’s concerned about her own carbon footprint as well as her expenses, which will be $14,000, she figures.

So how much will the cabonless tiny house save her?

Only about $3,000.

Is it really worth it?

It wouldn’t be to me and I sure hope my graduate student tenants don’t get on to this.

And as much as I love Property Grunt, I have to disagree with him about placing these eco-friendly gypsy wagons on a vacant lot near NYU.

Who would be paying the property taxes, pray tell?

But what to do you think?

New York Flip Makes Real Estate History

Two New York real estate investors have just made flipping history with what has been proclaimed as one of the most dramatic flips ever.

Two New York real estate investors have just made flipping history with what has been proclaimed as one of the most dramatic flips ever.

Scot and Donya Bommer, have just sold their Fifth Avenue Duplex for 48.9 million.  What’s so spectacular about that?

They just bought it in January only paying $46 mil.

That’s my kind of deal.

But  I’m curious.  Why are they selling?

Seems it needs some rehabbing and they don’t really want to remodel right now.

You kind of have to be in the rehabbing mood, right?

But here’s another point.  Does the New York City market look all that bad when deals like that are happening?

Paul Dizmang, the Landlord Dude, has one of the best, most outragous tenant excuses for not paying the rent.

His tenants did not pay because they had to have their cats(plural) declawed.

Yep, you heard that right.

Of course we don’t accept cats in our properties, clawed or otherwise, if we can help it.

What’s your dumbest tenant’s excuse for not paying you?  Write us and share so we can all compare.

Paul has a lot of good landlord advice and also has a good personality to go with it.  I like his vids.

How to Use I-Phones to Advertise Your Real Estate Properties

Future of Real Estate Marketing has a great instructional post on how to use iPhones to advertise your properties.

They recommend a company called Utopria to place your flyers and single property websites onto a mobile phone, for instant download.

I guess I don’t have to say it.  This is huge.

How Not to Return Your Tenants’ Deposits

The LandlordBlog has some very good advice on how to not return your tenants’ deposits.

That’s right, don’t beat around the bush.  If they didn’t do what they were supposed to do, as in clean their units, start charging.  As the LandlordBlog points, charge them on an hourly rate.  It can add up fast.
